QUESTION: What is a "Samfällighet"?

ANSWER: A "Samfällighet" or Joint Property is land or other space related to several properties in common. A Joint Property association is formed when several property owners jointly own or share a common property, known as Joint Property.

QUESTION: What connection is there between the terms Property and Joint Property?

ANSWER: A Property can, in addition to private land, be shared in one or several Joint Properties (which we have). A property can also be completely devoid of private land and only consists of an interest in one or several Joint Properties. It is then a so-called shared property.

QUESTION: Is our Condominium part of a Joint Property?

ANSWER: Yes, our Condominium is part of 4 different Joint Properties;

  1. Vacuum waste system
  2. Inner courtyard
  3. Garage
  4. Wastewater pipes

QUESTION: Who else is included in these Joint Properties?

ANSWER: All Joint Properties also includes “Brf Navet 1", “Navet 2" and “Lansa Fastigheter". The Joint Property of the vacuum waste system also includes all properties at “Norra Älvstranden" that are connected to the vacuum waste system.

QUESTION: Who is in charge of the Joint Properties?

ANSWER: Each Joint Property has its own board that makes all decisions, etc. just like in a regular association. These decisions are made without direct involvement of the respective Joint Property member’s regular board or decision-makers.

QUESTION: Who is the representative of our Condominium in these joint properties?

ANSWER: Right now it is our Chareman who represents in all the Joint Properties we belong to.
